DESIGN PHASE	
   Oversee and Coordinate the design process from programming through final construction documents.
   Attend Neighborhood, zoning and planning approval meetings. 
   Create and Maintain budgets and expenditures.
   Identify applications, permits and approvals.
   Assist in project delivery (Contract Type) selection. 
   Prepare, review and negotiate construction contracts.
   Evaluate insurance requirements and options (CCIP, OCIP) and assist in procurement coverage.  
   Schedule, Report and Track Progress.
   Coordinate with utility companies and city agencies for incoming services.



CONSTRUCTION PHASE
  Comprehensive oversight of the entire construction process.
   Review all Shop Drawings, Catalog Cuts and Requests for Information.  
   Coordinate Construction Site Meetings with Contractor and Architect and any related professionals, Inspect  work in place.
   Review requests for payment and provide approval of same.
   Review all Change Order Requests.
   Coordinate Owner required information and materials as required.
   Oversight of Schedules and Deliverables.
   Onsite oversight of Construction Issues and Progress.



CLOSEOUT  PHASE
   Punch-out and Close-out all areas to completion.
    Final Billing, Start-Up and Move-In.
    Review of the Project to ensure orderly and timely completion including:
  Development of Punchlists.
  Monitoring of implementation, training and warranty periods.
  Resolution of outstanding Issues.
  Review and analysis of claims and analysis of disputed issues.
